Wynnum apartment development reimagines communal roof to meet citywide amendment

Construction has started on a new residential development in Brisbane’s coastal suburb of Wynnum.
Town Planning Alliance has submitted revised plans on behalf of a company linked to Cavcorp’s Michael Cavallucci, for a previously approved project at 75 Tingal Road, Wynnum.
The 1215 sqm site was previously occupied by a church, which has recently been demolished in preparation for the new development.
Red Door Architecture have handled the designs of the five-storey development, which “takes on a sculptural and expressive curved form, poised as an iconic addition to the Bayside precinct which takes inspiration from the site’s seaside character.”
In response to the Council’s citywide amendment to rooftop gardens and green space, the main amendment to the project has been the reconsideration to the the design of the communal offering, with a view towards maximising residential amenity and celebrating Brisbane’s subtropical outdoor lifestyle.
Crowning the development, the 165 sqm rooftop terrace will be centralised within the rooftop, set within subtropical landscaping, featuring health and wellness, entertainment and outdoor play zones.

A swimming pool, with sun beds, sun lounges and an outdoor shower will be on offer, in addition to barbecue facilities, outdoor dining and seating areas, a yoga area, kids play lawn and amphitheatre seating.
Significant setbacks to the rooftop however will ensure the building continues to present from the streetscape as a five-storey building.
The relocation of the communal open space enabled the developers to add an additional apartment, increasing the number from 27 to 28 residences.
A mix of one, two and three-bedroom apartments will be on offer, with the amended plans increasing the living spaces in each apartment, providing enhanced liveability.
Each incorporates an open plan design, with the living, dining and kitchen spaces flowing seamlessly to outdoor balconies, with some featuring barbecue and outdoor dining facilities.
Five to six apartments will be set across each floor, with two levels of basement car parking provided for the site.
Future residents will be within walking distance to a range of high frequency public transport options, including Wynnum Central Train Station, which is just 400 metres from the site, in addition to several bus routes along Tingal Road.
